This 6″ x 8-1/4″ card was mailed locally in Hong Kong in 2016, promoting an exhibition for property in Singapore.  Fully printed on both sides, and mailed using Hongkong Post’s pre-printed Circular Service postage.  On the back, in the very finest of fine print, among other terms and conditions it says:  “The Ritz-Carlton residences, Singapore, Cairnhill, are not owned, developed or sold by The Ritz-Carlton Hotel Company, L.L.C., or its affiliates …”  (To be fair, there is some sort of license agreement.)  Grade: 1
